New Medical Building At South 16th and J (28. August 2006, 10:38 by Derek Young) ~ ... because we need more medical space

According to Forward Tacoma, a new medical building at South 16th and J Street will be built by MLK Commercial LLC. From the article:

The developer plans to build a new three-story, for-profit medical building with three and a half floors of underground parking and a sky bridge uniting the building and St. Jo’s. This more than $20 million project is planned to include retail opportunities and office condos for lease or sale. Ground is expected to be broken in January of 2007.

When looking at a map I am not seeing where this would be going. The only land around 16th and J Street is owned by St Joseph’s ( I doubt they would give up any land) , the PHYSICIANS MEDICAL CENTER, or the Lamplighter Apartment which just sold last month.

Anyone know the exact location?

The block between I and J and 15th and 16th is St. Jo overflow parking… so maybe the “three and a half floors of underground parking” (im not sure how a half floor of underground parking works) is the tradeoff to get the property? if that is in fact where they are planning on putting this thing, its shadow would be creeping up the side of my house if it were there now.

If the building is going in where a parking lot now stands, the better. I’ve always noticed the excess parking lots surrounding the hospital on all sides. It feels like a suburban shopping mall, not an urban hospital. Not to mention the fact that St. Joes is served by what, about 10 different bus routes. Surface parking is the scourge of any vibrant downtown. Hopefully this infill development is an addition to the neighborhood.

I am a commercial real estate agent with First Western Properties and I am marketing this new project. It is located on the South East side of the 1600 block on J Street and North of the house on 16th Street and J Street. ST. Josephs and MLK Commercial, LLC have done a land swap to create a state of the art medical office building with a sky bridge connection to St. Joseph’s Medical Center. The parking below the building is for the medical office building only. The 1700 block we will be turned into a parking lot that will support St. Joseph’s employee parking. Link to the First Western Properties website and an elevation of the new building. Looks like it’s about five stories, including parking, from the downhill side.
