Revising the Condo Map - Again ( 9. October 2006, 20:42 by Derek Young) ~ I Need Your Help - Again

So once upon a time I created the condo map for Tacoma. There seems to be a renewed interest in the map and… I feel bad as it hasn’t been updated in a bit. Fill the comments with fixes and corrections. Is the status wrong? Is a project dead? Is it done and I still show it as a rumor? Tell me what’s missing from the map and I’ll try to fix it before the Tour of Urban Living this weekend. Thank you for your help.

Hmm. Let’s see:

1) Court 17 now has its own website as well as Chelsea Heights

2) http://www.marcatolife.com/ is in the sales phase.

3) City Steps is now selling units.

4) Renaissance at Old City Hall is now under construction and has a web site. One of our key historical buildings in Tacoma. Looks pretty impressive.

I noticed a new one in our neighborhood at the South corner of North 5th & L street. A few months ago it was a pretty spooky apartment complex now with (nice) new cedar siding on one side and a new name. Its called something like “Cedar Pointe” and some units are actually selling below 200.

You missed the Prium development on South J and 6th or South 7th, right off of Wright Park. It is under construction, they have finished pouring the footings.

Project mentioned above is known as Chelsea Heights and may actually be more affordable. This guess is based on the neighborhood & the size range of the units (800sf – 1400sf). However, I could be off as they are still putting in the granite countertops and tile floors that are gracing all of the upper end units these days. (The model unit is on the Tour.)

DavidS, I heard the units will start in the mid to upper $200k at Chelsea Heights. Oh and granite counters and tile floors are pretty standard in condos high, mid , and low end, in downtown atleast.

New Project:
15 For Sale Townhomes at 2121,2123,2127 South I Street in the Fastest Developing Neighborhood in town. This is on the NE corner of 23rd and I Street above City Steps.

The new owners (23rd and I Townhomes,LLC) are going on for the Tax Exemption at the Oct. 31 city council meeting.

On my quest to keep everyone up to date on the “No Name” Neighborhood here is a new developement going in:

Yakima Villas
2345-2355 Yakima Ave
20 Townhomes

This project is directly across the street from McCarver Village.

The 4 Parcels (19560 sqft) were purchase in April 2006 for $545,000. That is under $28 a square foot, a steal in a neighborhood now seeing land sell for $50 a sqft.

There is quite a bit of new construction going on in this neighborhood. Does anyone know what is being planned for the NW corner of 25th and Yakima? A few houses on site were demo’d about a year ago and there’s been no activity since.
Seems like a perfect spot for a mixed use project…

From what I heard the partnership for McCarver Village broke up and a few of the different large parcels are owned by former partners.

I wonder who will be the future millionaire that puts a coffee shop in the neighborhood?

I just looked and I see permits were issued last month for 805 South 25th , which would be the NW corner of 25th and Yakima. So we should see some movement there soon.
