I’ve received several emails lately asking where my ‘on the market’ postings have gone. Well, it’s been hard. It used to be that something reasonably affordable in a desirable or semi-desirable neighborhood showed up in my inbox every few days. Now… not so much. It’s not that there aren’t deals out there. It’s just that I need to reset my expectations as to what’s affordable. When 1000 square foot condos are averaging $3xx,000 – we’ll just say that this is not the Tacoma of a few years ago.
If you’re looking for a house, send me an email with your price range and I’ll keep that in mind as I begin to reconsider what I post in this series. To all those folks that have asked me to keep an eye out for homes in the North End for under $250k… I’m working on it. On the other hand, if you’re looking for a reasonably fixed up home with fossils in the kitchen counters, a whole house sound system, and you have a decent nest egg, this is one sweet house .
On the plus side, for those folks looking, the next year might be good for you as prices soften. Also, this New Yorker article has an interesting analysis on historical housing prices. We’ll see.

I have seen a couple of good deals lately.
One was a large condo right above Tullys in the heart of theater district in the low 200s, one of the few market rate residences in the area. When the theater district gets restored, it could double in price.
Right now there is townhome, with a view for now, on Broadway (500 block?) for just above 200k, 2bdr, 2 bath. Not bad.
For the most part I’ve got no opinion on the real estate agencies, but John L. Scott has a new mapping search engine:
http://www.johnlscott.com/SearchInteractive.aspx
This allows you to look at properties where you actually want to live rather than all over.
Just for kicks if you’re in the $900k range and think the condos are a little on the small side, here’s a 6,500sf I St. home w/ 7BD/7BA.
(My agent, who I adore, is not w/John L. Scott.)

“But it’s on a busy street… The driveway is cool, but pulling out onto I street can be precarious.”
If you’ve got the horsepower to buy this house, I imagine your car has the horsepower for I Street.
