The Bargain is Back... (15. January 2007, 00:51 by Derek Young) ~ Is It Right For You?

In June of last year we had a little conversation about a little house near South 12th and Sheridan. It was under $100k. A bargain in Tacoma! It wasn’t huge, it wasn’t the prettiest house in the area, and it had a strange lot, but it was an alternative to renting for just the right (single) person. Well, as we were browsing our house listings we noticed that it’s back. It’s been marked up 28% since June, but it’s back nonetheless. Is it a bargain at $118k? I’ll leave that to you…

Looking at the photos I have to wonder, who would put a four post bed in a house that is 414 square feet?

Do it – it’s in a great location, and the market is slowing down. Offer them 100k. Live in it for now and then rent it out to students later.

Alternative solution:

Make no (major) improvements, live in it until you’ve saved enough money to demolish it and put some much-needed density in Hilltop. The lot is listed at 1500 square feet. Depending on zoning, that may be adequate to create up to 5 stories and up to 10 new units. Anybody know what zoning district this is in? My interest is piqued.

$100K sounds about right.

Now imagine the look on the neighbors’ faces when that mother-in-law house becomes a five story mixed use building with retail on the first floor…

Drizell, unfortunately, density probably wouldn’t work because there isn’t enough parking.

this reminds me of a house i rented in college with two other people. i had to build a loft bed to fit my dresser into my room.

The LV may be a bit large. But a WeeHouse would definitely fit.

1500 square feet could accommodate 5 parking spaces. That means, what, 2 or three units above the parking? It’s a start….
