One Stadium Way # 16 Available (21. February 2007, 17:35 by Derek Young) ~ It's All About The View

Back in July we briefly mentioned the sale of One Stadium Way # 12 for a record $1.089 million. I know you considered it. But it just wasn’t your thing. After all, you only want the best. Well, One Stadium # 16 is available.

Penthouse floor. 2500 square feet. Views to everywhere. For all our new condos going up, I still think this circa 1975 classic is one sweet address.

I wonder for 1.5 mil if they’ll throw in the Nordic Track!

Wow! The owners bought the place for only $795,000 in 2005… they must have done one hell of a make-over to ask $1.5M!

My bet is your realtor would throw in one, or two, or a half dozen Nordic Tracks if that’s what it takes to close the deal.

Unfortunately, it’s just a smidge out of my price range. Dang!

The taxes are more than my rent.

I think they’re gonna want to use a staging company…nice teddy bears though.

...and maybe not use a phonecam to take their listing photos

you’d think for 1.5 mils (what? double to be made?) they could afford to hire a photographer for an hour. Those photographs are so completely amateur. I’ll shoot it for $50k. It’ll sell in a week.

Heh. A couple of agents are going to get $45K commissions if someone’s rich enough not to care how much they pay for this property.

I kind of wonder why the seller isn’t going through Redfin or something but I guess if you’re expecting a $705K profit for living in a condo for two years you can spare the $90K in commission money.

There does not seem to be a laundry room in the unit. You SHARE a laundry room for $1.5?

no, when you live in a $1.5mm dwelling you have your people handle the laundering of clothes
