A Pair of Homes Near Sixth Avenue (29. March 2007, 12:00 by Derek Young) ~ Are You Ready?

I know that we’ve been talking a lot about condos lately. However, many of us do like to have a backyard. Here’s a pair of homes in that increasingly hot area between Sixth and South 12th:

$199,500 for a 2 bedroom 1 bath “diamond in the rough” on South 7th. You get to finish the renovation. The basement appears to be included in the posted 1800 square feet. If you’re looking for a first home, maybe you should look. It could be just what you’re looking for… and it’s under $200k.

$269,000 is a bit more money, but you get a more finished home. 4 bedrooms and 1 bath on South 9th Street in the “booming 6th ave Proctor District”. New roof, electrical panel, and counters. Maybe this is what you’re looking for…

Is it just me or do these prices seem ridiculously high to anyone else? Okay, maybe not ridiculously high but…

Nah, I’m with you. With the supply of credit for mortgages being restricted in the wake of the long-ignored but now being noticed no doc/low doc/subprime/Alt-A mess, I wouldn’t buy a house at this point, especially if you’re not sure that you’re going to want to stay put for a while. The magic money-go-round should start winding down within 6 months. Washington will learn that it’s no more “unique” or “special” than the residents of San Diego.

Just my personal take, of course. You should definitely do your own research before making any decisions for yourself.

I swear that 2nd one was on the market, than taken off, late last year. Hmm…

ah ha! I knew i had watched this one before. I want to say it was originally $299 as well, but I could be confusing it with another unit.

Erik, do you get a commission on real-estate postings? (just kidding).

The magical sixth ave home price dividing line is beginning to disappear. The neighborhood is gentrifying out from 6th ave to south 12th pretty rapidly right now.

Dave – I wish! I haven’t yet figured out who I can bill – maybe the rental housing association? For now, I’m just enjoying the warm fuzzy feeling that comes from taking potshots at the sacred cow of the moment.

Jenyum – You’re right. Spread the word: 12th is the new 6th!
