On-The-Market : Gnomes Not Included?
Our last On The Market didn’t seem to… well lets just say it wasn’t pretty. Gnomes, a pool, and wood paneling just didn’t inspire you. Actually, it seemed to make everyone a little concerned.
So, here’s a house that appeared on the market yesterday.

It’s a classic craftsman bungalow for under $225. It’s cute. It’s happy. It’s yellow! 2 bedrooms. 1 bath. 1200 square feet. We like the interior color selections and there are no scary woodland creatures lurking in the back yard.

Conversation went like this:
Realtor: “We want this to look clean and sparkly and happy so that it shows well.”
Seller: “You bet! We’ll make it look great!”
Sophmoric dialoge perhaps but waddaya expect on a late April Friday before 2 days of snow.

That house is so cute! Nice and clean and a pretty good price to boot! And really… I can’t say enough about the neighborhood. Not that I live 10 blocks down the road or anything…

this is a very nice little house. it’s what i’d look for – historic character and charm basically intact, some cosmetic work needed. price wise maybe right on the bubble for the area and on 48th, but nice little home. we want you to move down to our little corner of Tacoma!

Can anyone think back to 5 years ago and what this house would have sold for back then? How about 10 years?
@Br, 1Ba, 1200 square ft for OVER $200,000.
It’s not worth a dime over $130,000, yet someone will buy it at this inflated price.
They have done a fairly decent job on upgrading it, but is it worth THAT much???
I just don’t get it.

Ten years ago this house sold for 75k or so. Memo to the owner of this house: the real estate boom is over, be happy with only doubling your money in 10 years.

i live in this neighborhood. there are a lot of charming houses for sale right now. since we’re all pretending to be experts, i’d say this is priced about $10k too high. after a drive today i spied a few 3 bedroom gems for less than $220k.
anyway, i’m glad to see all these great looking, well maintained houses in my hood! keep up the good work, neighbors.

Now this is a first time home buyer’s home! Great entry level price point (even if controversy still swirls around inflated prices locally and nationally). Good bones, nicely finished, and besides they aren’t making any more dirt on the planet. If you want a home, and land, and a white picket fence, and a dog, a deal like this home only comes along every so often. You will be hard pressed to find a better value in Tacoma in my humble opinion!

Nice work! I have looked at almost everything listed close to this price and this by far sparkles. No one wants to buy, pay closing cost and have to come up with grands of money to do what this seller has done. I hear those that want to drive the pricing down so that the pain of buying is easier but that has a ripple effect that our city cannot afford. It has nothing to do with what your personal view of value is. Our incomes, property values, housing market forecast and much more determine who will do business here and who will not. We shoot ourselves in the foot everyday by calling ourselves the city of destiny. Wake up destiny is always out there and never today. We need the city of now! Whining about pricing is not going to pay your rent, nor is it going to fix the housing market. I would love to be the selling agent on this home. It is a good buy.

I live nearby this house as well and have visited it in person. While the house is in good shape I’d have to agree with Steph and say it’s overpriced as well… although I’d peg it closer to $20k too high.
It’s only a 2-bed and 48th is a very busy st. There are much better 3-bed priced homes out there in the neighborhood.
It will be interesting to see how long this stays on the market before a price reduction.

Just because you want this to be “the City of Now” doesn’t mean you should pay more for something than it’s worth.
The housing boom happened here because people in California and elsewhere discovered what a deal we had going compared to what they had. $200,000 still buys a lot more house here than anywhere else. The house that I live in sold for $150,000 5 years ago. It is now appraised at $280,000. Why? Is there oil in the North End? Gold, maybe?
Is it a cute house? Yes! Is it worth that price? Not to me. Like I said, I’ve seen houses like that 5-10 years ago selling for half that price. What makes it worth twice as much today?
Caveat Emptore.
