15 Forty Five – a building previously known as the Shasta Apartments in the 1500 block of South Fawcett – landed on the MLS yesterday. The small red stucco apartment building sits just south of the Marcato project, and north and west of UWT. We can’t tell you about the inside, but the units appear to have views… at least for a few years.

There are ten units ranging in price from $160k to $185k, in an area that will be seeing a lot of change in the next few years. A good investment? We shall see… here’s your 800 square foot 2 bedroom condo in downtown Tacoma for a $175k.

I am instantly skeptical of any real estate offering that shows two pictures of the view— and none of the home being sold.

Too bad it’s just outside Tacoma’s down payment assistance area. Then it’d be really affordable.

Yeah I just spoke with someone at the DPA office about all the affordable condos in Downtown and North Tacoma that are in the price range for people to qualify for the DPA money. They said they are looking at possibly adding in sections of N. Tacoma. Since the DPA is based on mostly income why not let someone have a choice to buy anywhere in the city instead of saying hey you make under $38k so you have to buy in Hilltop or the South End.

The DPA only applies to Hilltop and the South end?

It should apply everywhere in Tacoma. Right now, there are a slew of affordable condos in North Tacoma.

Hmm, so the mystery ends. I’ve walked by this building a dozen times since they started construction work. As of Wednesday night, there was still plastic up inside the windows obscuring any view of the interior. It’s not a bad location. The view is nice, but the walk to the Marcato urban village half a block away is what would draw me to this development. The only question is, how many more years do we have to wait until the Marcato urban village actually exists?

The DPA area is pretty much all of Tacoma minus North Tacoma, Downtown, and the West End. I was trying to make the point that there are many affordable condos in North Tacoma and some Downtown that people who qualify for the DPA income levels could afford.

Restricting the area you can buy seems to just add in an unneeded restriction.

Hmmm…I’m confused by the listings. Exactly which units are on which floors? Are #5-8 on the top floor and #1-4 on the ground floor? What about #s 9 & 10? Actually, I can’t tell how many floors there are in the building, so perhaps they’re in the middle.

Nice to see that there’s at least one two bedroom unit. I’m old-fashioned about real estate and like the idea of having a little room to grow.
