How Much Is that View Worth? (21. March 2006, 08:34 by Derek Young) ~ Down In Front!

Here’s a bit of rumor and speculation for you. MC Construction built Hawthorne Hill Condos on McKinley Hill overlooking the city. The views are quite nice and the building looks decent. If you don’t know which one it is, look up to Stanley & Seaforts, then look to the left. It’s the new condo project just to the left of the bridge.

According to one of our intrepid tipsters, it appears that Mike Cohen of MC Construction owns the small house in front of the condos. He also owns the home behind the condos. According to the govme.com website, MC Construction had the city vacate the street on the view side of the condos and he kept a large chunk of the Hawthorne Hill parking lot in his name. Now we hear that Mr. Cohen has said that he is going to build about four units in front of Hawthorne Hill where the small house now is. To us, this sounds like the current views may be going away – at least for those lower floors. Hmm… We’ll see I guess.

The 4 unit figure is most likely what was given prior to the city vacating the street. With 24,000 sqft you can build a pretty good size building. With R4 zoning you only need 6,000 sqft for as many units as possible up to 60 ft high, you just have to follow the setback rules.

I know that just across the ravine over at Pacific Tower with each floor you go up add $10K to the exact same unit on the previous floor. $10K for ~20’ of elev. gain—sounds about right to me.
