Walker Condominiums Start Renting (19. January 2009, 12:42 by Derek Young) ~ It Will Get Better?


Following a popular trend in this ugly real estate market, the historic Walker Condominiums at 6th and St. Helens are starting to appear on the rental market. Jake at Tacoma Untapped saw the craigslist ad and noted:

What is surprising is the affordable prices they are being listed at considering finishes and rental rates at apartments/condo buildings in Downtown Tacoma. Units advertised for rent are listed at $1.19 per sqft. 1 bedroom units range from 730-899 square feet. 2 bedroom units range from 1,341-1476 square feet. $868 for a 700+ square foot 1 bedroom in a luxury building shouldn’t have a problem being rented quickly.

With the amenities list including concierge and an on-site gym it could be quite the bargain. It’s next door to Hanna Heights, and the prices aren’t that different. Now are you ready to move downtown?

Those aren’t bad prices! Especially for new and what comparables are in the area.

Ironic that an ex of mine got kicked out of the Walker a while ago when they were converting into condos.

She paid $550 for a studio on the 5th floor.

And now they’re renting again.

I lived at the Walker as well for a while. I thought it was a great place and the rents were reasonable. I suspect that the rents today aren’t bad if you like all that fancy stuff. What is objectionable is the amount of time the Walker has been vacant for this transformation back to rental units. Downtown needed a fully occupied Walker all the years that it has been vacant. We would have been better off with the Walker of old. Still, nice to see that people will probably be occupying it in the near future.

I was also a previous tennet of the Walker Apts. I had a lovely 7th floor studio that had a view of the water. How the new owners treated us tennets was beyond shameful. There was ZERO maintaince. I stayed till the very bitter end. As much as I love the building something just does not sit right with me.

What goes around comes around! The new owners were terrible to the tenants. I hope they lost millions on this, it really would serve them right! At least this great building will have some life in it again, even if only the shell of the original is left.
