The folks at Moody’s have once again put Tacoma on one of their lists. Last year we made the Best Real Estate Market and the Most Likely to Rebound lists. Now, at the beginning of 2010, we are the predicted to be the top performing real estate market in the country this year.
The five areas that Moody’s foresees home prices performing best in 2010 are: Tacoma, Wash., (an increase of 2.44%); Memphis, Tenn., (up 0.99%); Pittsburgh (up 0.89%); Charleston, S.C. (up 0.18%); and Seattle (decline of 0.50%).
That said, the Moody’s report mostly talks about Seattle when describing the Tacoma market. Boeing. Microsoft. etc. Curious. Lazy?

Word has gotten out that we have 9 coffee shops downtown. the 10th coffee shop will be the tipping point that will skyrocket our real estate pricing.
That and Thorax O’Tool buying a house.

Actually, I’ve felt for a long time that our housing prices are undervalued. It’s good to see a little National recognition for T-Town.

That’s interesting. With over 3 million former buyers nationwide in foreclosure, who’s left to qualify for a loan?

With the Pierce County foreclosure rate #1 in WA State and the unemployment rate at a 22+ year high of 9.4%, the math clearly adds up to a 2.44% increase in home prices!!

Scarcity of buyers > Lower real estate prices.
Transfer of wealth > Elite segment of the population.
Artificially caused by government mandate?
Now with the U.S. economy in near chaos, and the citizens in various stages of confusion and frustration there’s a definite rise of exploitation by government policy makers. Yes they can.

According to Thorax O’Tool’s myspace page, he is the opening act for headliner, Daniel Blue. They’re doing a west coast tour of small to medium sized liberal arts colleges — mostly spoken word, though I hear a banjo, french horn and glockenspiel often accompany some of the ballads. According to PLU’s website, they’ll be playing Olson Auditorium on March 8th — Tickets are available through brown paper tickets, or at the Walgreen’s on 84th and Pacific. The Acrimony Tour, as they’ve named it, is intended as a melding of several artistic mediums — think burning man meets lilith fair meets a David Sedaris reading — though without all the grand production, media attention, or sky high ticket prices.

Well, we already know that I feel the real estate market in the greater Pugetopolis region is about 25% overvalued. We all know why.
But I am not ready to buy a house, and I suspect I won’t be until 2011 at earliest. I feel that the market will be better for buyers by then AND I don’t intend to buy until I can save at least 20% down and an additional 10-15% in savings. Not there yet, but I’m working on it.
But I may change my mind if my new metal band REGOLITH takes off as I hope. I have Dan Blue all ready to play Bass (it has 4 strings) & vocals, I’m on lead guitar & vocals and we have RR on the noseharp. Combine that with the phenomenon known as “10th Coffee”, and by god, T-Town will get it’s own MSA!
