A Couple of Projects (27. June 2006, 08:27 by Derek Young) ~ Feeling Adventurous?

Who says there aren’t any affordable houses left in Tacoma? Two listings hit my inbox this morning for homes under $100k on South 18th Street and South Ainsworth above downtown. Okay, the listings may be a dit daunting with statements like:

“Needs work, plumbing, floors, walls, fixtures, major kitchen repair.”

“Needs rehab, siding, electrical, plumbing, gutters, walls, fixtures, floor, etc. Appliances unknown and not guaranteed. Siding may be asbestos, Garage needs significant work. Buyer to verify all to their satisfaction or buy site unseen.”

So it would be alright to call these “project” homes, but where’s your sense of adventure? With a mortgage this low (assuming a bank will finance them), you can afford a lot of new drywall.

Probably a bit more difficult than “Heating appears to be forced air – gas or electric unknown…”

Identifying and removing asbestos from the exterior of a house is easy. It came in the form of cement-asbestos shakes, which can be pried off. As it is in a cement form, there’s little to no dust. One can get a permit for $25 and the dump will take this stuff, so long as you have the permit and have it in special 5 mil bags. I did this on my own house some years back—took off the vinyl, then the asbestos shakes that were underneath, to get to the original cedar siding that had probably spent more time under wraps than exposed to the elements.

Needless to say, if you pay someone to do it all the environmental regulations kick in and make it very costly.

I would call this a slumlord sale off! 7 homes, 1 multi-family went on the market last night. Prices from $50k to 375k for the multi-fam. It is interesting that the houses are being listed for less than what the lot alone is worth.

You had me excited! I thought Paul Post was finally selling his stuff off!

Funny though that 1114 S 18TH ST sold for $115,000 in 2003 and it’s going for $95,000. And 947 S AINSWORTH AV went for $118,000 (now also $95,000).

I haven’t seen these properties. Are they radioactive or something? That Key Realty Group knows something about pricing I don’t…

1213 East 30th Street $195,000
5327 North Shirley Street $375,000 (Triplex)

For those prices the homes are worth tearing down and building new.

I have seen some of the homes and they seem to be major fixers but salvagable. I wrote a letter to this owner a few weeks ago about selling her properties (they were going into foreclosure). A builder i work with was interested in rehabing them. I don’t think we would have offered her that low of a price and she would have saved on commissions.. oh well….
