BNSF Property RFP Released (21. July 2006, 15:57 by Derek Young) ~ Where's My Golf Course?

The 150 acre Burlington Northern Santa Fe property in South Tacoma – a property that seems to attract a lot of speculative attention in my emails – is set to be redeveloped. BNSF has released the RFP to eight developers. From the Business Examiner Daily:

BNSF will retain ownership of 15 to 20 acres of the property for a rail loading facility and sell the balance of the land to a commercial developer. Uses for the remaining land could include a logistics center, distribution and warehousing facilities and rail-dependent manufacturing. Other uses are possible, Petty said, but those will depend on the final plan agreed upon by developers and BNSF. Outlying regions could accommodate commercial or residential development.

If anybody has a copy of the RFP, I’d love to read it.

BNSF is one of the most difficult companies to work with, on real estate deals atleast. They like things done their way or no way.

Hopefully that won’t hamper the development of this site.

Why the City of Tacoma keeps this area zoned for heavy industrial is beyond me. Why take a former Superfund site and risk re-polluting it again with industrial uses?

Why not rezone to allow for affordable housing and clean jobs? It’s like we are the last city to hear that the industrial revolution is over!

Several employers?! On 150 acres?! Several?!

What I would like to understand is how anyone could get excited about adding jobs at the rate of 1 person per 6,534 feet?! What a waste of prime land!

Wouldn’t the City and business owners on South Tacoma Way prefer to see several thousand people living AND working in that area? That land is much better suited for mixed-use or at least office/retail.

With 150 acres, why are we happy with a couple employers and adding a thousand jobs? When we should be expecting DOZENS of companies employing several thousand people. Many of these could be locally owned too…
