Element 20 Appears on the Market

Okay, I’m about a week late on this one, but they’re still available… so… Element 20, the condo project in the 2300 block of Yakima Avenue and Court G is now available for sale. The units on MLS so far range in price from $389k for a 2 bedroom with 2.5 baths to $429k for 3 bedrooms 3.5 baths. They all seem to be in the 1500 plus or minus 200 square feet range. The project’s fourth floors are framed up.

With Lexington Square – down the hill at 23rd and G – also framing up, this neighborhood is continuing to evolve. Give us a little commercial and we may have something here.

OTM: 3 Under $150k

We’ve heard from a few folks that they’re happy to see a decent selection of under $150k homes on the market. So, we decided to look and see what we could find.

These three homes are all in the same neighborhood. All are under $150k. Sure, they’re a bit on the small side, but it’s still a home… with grass and such. In this selection is (1) the fixer (2) the cute house and (3) the 3 bedroom for under $150k. The fixer should be obvious… the plywood front door implies that some work may need to be done. At least it has a new electrical box…

OTM: Downtown Tacoma Condos for Under $200k

15 Forty Five – a building previously known as the Shasta Apartments in the 1500 block of South Fawcett – landed on the MLS yesterday. The small red stucco apartment building sits just south of the Marcato project, and north and west of UWT. We can’t tell you about the inside, but the units appear to have views… at least for a few years.

There are ten units ranging in price from $160k to $185k, in an area that will be seeing a lot of change in the next few years. A good investment? We shall see… here’s your 800 square foot 2 bedroom condo in downtown Tacoma for a $175k.

OTM: Now For Something Cute and Happy

Our last On The Market didn’t seem to… well lets just say it wasn’t pretty. Gnomes, a pool, and wood paneling just didn’t inspire you. Actually, it seemed to make everyone a little concerned.

So, here’s a house that appeared on the market yesterday.

It’s a classic craftsman bungalow for under $225. It’s cute. It’s happy. It’s yellow! 2 bedrooms. 1 bath. 1200 square feet. We like the interior color selections and there are no scary woodland creatures lurking in the back yard.

OTM: Good Bones And A View?

We heard from a few folks that a $1.2 million condo wasn’t actually the “On the Market” you wanted this week. After all, there have been a lot of homes hitting the MLS lately that are under $200k. Some are a bit scary. But some are quite interesting… at least from the comfort of our office. For example, this historic 3 bedroom, 1 bath, 1450 square foot home on South 34th street appeared at a mere $165k.

You know, it’s a decent looking place and there are views out toward the city. Downtown Tacoma is right down the hill. Hmmm…..

OTM: 302 Stadium Lands on MLS


We know of at least a few of you looking for a condo right now. So, just to let you know, the first unit from 302 Stadium Way appeared on MLS today. 2 bedrooms. 2.5 bath. 1800 square feet. Overlooking the Stadium bowl. Yeah, you need a decent corporate salary, family trust fund, and/or a rock star record deal to buy in – but why consider practical details like that? It’s a great neighborhood and comes with views!

OTM: A Bit of UWT?


Would you invest in land on the UWT footprint? Here’s a bit of land that showed up on the market yesterday. 13,800 square feet of land on two parcels. The property is across the street from the infamous Fawcett House site in an area that should some day become part of the University. It’s that “some day” part that gets folks in trouble…

On the other hand, these price escalations are going to make it rather expensive for the university some day. These lots sold for $203k in 2004 and are now on the market for $960k. Who’s in?

Ansonia Condos Appear on MLS

The Ansonia, one of the Stadium District’s grandest classic apartment buildings, is starting to appear on MLS. When it was built in 1914, the Ansonia was the latest high end apartment to be built in Tacoma. It boasted of its luxury appointments and security. “Burglar-Proof Vaults”. Every apartment had a safe. We seem to remember a story from somewhere about fur storage in the basement. Ahhh… that was a different era.

Now, the building is has gone condo. We could visit the sales center back in 2006… but now in 2008, with a half dozen or so units on the market, what do we see? 2 bedroom – 2 bath, 1267 square feet for $350k. At the other end of the spectrum is a 3 bedroom – 2 bath with 1867 square feet for $1.15 million.

We do like the neighborhood…

: Nice Front Yard

OTM: Rooms to Spare

In our previous On the Market posts, we’ve tended toward single family homes and condos. Maybe you need a few more… rooms. Here are two places that just appeared on our radar. Interestingly, we know a lot of you that have lived here. Which places are these? The Parkside Apartments and the Victorian 4-plex next to it. Both buildings are located in the 200 block of South G Street across from Wright Park and in the shadow of Park Tower. The Parkside is 26 units of 1907 brick goodness… ahhh, how we love those classic apartments…
