Does New Mass Transit Always Have to Mean Rapidly Rising Rents?

With talk of the Link expansion and other possible changes to Tacoma's Hilltop, we've heard fears of gentrification.

The recently completed, very nearly adopted Hilltop Subarea Plan includes adjustments made specifically to preserve affordable and low-income housing in the area, in an attempt to avoid the displacement of existing residents.

This article from The Atlantic Cities explores the story of the impacts of transit on some of Boston's neighborhoods. Tacoma's Link expansion won't be anywhere near the scale of Boston's transit system, but maybe there's something we can learn from other cities' experiences?
