‘Transit’ Might Not Be Essential to Transit-Oriented Development

​Could the benefits of transit-oriented development come from something other than the “transit?” As we look forward (perhaps very far forward) to the next iteration of the Link, can a focus on factors other than rail proximity create similarly desirable neighborhoods, and reduce dependence on cars?
